What is a DSCR loan and who qualifies?
A DSCR loan is a mortgage designed specifically for real estate investors that uses the rental income from the property itself to qualify—not personal income or tax returns. It's perfect for anyone investing in 1-4 unit rental properties, condos, even as part of a 1031 exchange, whether you're a first-time investor or own multiple properties.
I own a LOT of properties and getting a loan is so much work. Can you help?
YES. DSCR loans were built for Real Estate Investors like you.
We do not calculate any DTI, we will not need copies of your tax returns, and we qualify you based on the income from the property being financed.
You may even take cash out of one property with a DSCR loan, to use as a downpayment on a purchase of another investment property with a DSCR loan.
DSCR loans are the most convenient long-term loan products out there for real estate investors.

Can you match other lenders' rates?
YES is almost always our answer, as long as we are using the same parameters about the property and borrower.

Can I use DSCR loans as part of a 1031 exchange?
Yes, absolutely. DSCR loans are ideal for 1031 exchange purchases, allowing you to move quickly without the hassle of providing extensive personal documentation. It's even OK to take title in an LLC, a trust, or in your personal name.
If you are doing a reverse exchange, we recommend purchasing the replacement property with short term financing, then refinancing any debt remaining on the new property after the relinquished property sells and proceeds are used to pay down the acquisition loan on the replacement property. Ask us about cross collateral and private money short term loan options designed specifically for reverse exchanges.
Can I use DSCR for a short term rental or AirBnB property?
Yes! Absolutely, as long as you do not occupy any part of the property.
We will need a 12-month rental history for the property. We also pull a special report called an AIR DNA report, which will verify approximate short term rental income potential for the property.
Loan to value ratios are slightly lower for short term rental properties.
Can I use an appraisal I already have?
Yes, we accept transferred appraisals, under these conditions:
1. Ordered by another lender
2. Ordered through an AMC (appraisal management company)
3. Report will be less than 120 days old on the date we close your loan
If you received an appraisal that came in low that you do not thing accurately represents the value of your property, let us know and we'll outline a few other options for you.
How can you qualify me with no tax returns and no personal income?
With DSCR loans, we look at the property's ability to cover its own costs, not your personal finances. We calculate the Debt Service Coverage Ratio (DSCR ratio) by comparing the monthly rental income to the total housing payment (mortgage, taxes, insurance, HOA). Your personal income, employment, and even credit card debt are completely ignored in the qualification process.
We will need to verify on-time payment of all other mortgages, even private money loans you may have.
Why would I want an interest-only loan?
DSCR loans offer flexible payment options, including interest-only payments that can lower the monthly payment, which can help properties qualify more easily by improving the property cash flow. Unlike other mortgage products, DSCR loans can use the interest-only payment when calculating debt service coverage.
You may pay down up to 20% of the balance owed in any calendar year without triggering the prepayment penalty (if applicable)
